    The "Perfect Storm" For Home Buyers


    Historically low-interest rates and attractive home prices have combined to make the current housing market one of the most affordable in decades.  While patience can sometimes be a virtue, for those who think a property purchase is in their near future, waiting just doesn't make "cents".
     
    Figures from the National Association of Realtors shows the favorable gains that recent first-time buyers have enjoyed in housing affordability.  The average sale price of a typical starter home dropped nearly 24 percent from 2007 to 2010. That equates to a savings of $40,000 on the purchase of a home.
     
    The same report shows that interest rates dropped from approximately 6.5 percent to under 5 percent to make a home purchase even more affordable. While holding off on buying might have been a good strategy a few years ago, today's market conditions are just too favorable to wait for a better opportunity that isn't likely to come. 
     
     

    The "Catch 22" For Home Sellers

     
    You would like to sell your home and move-up to a larger one, but the current value of you home is not what it was 5 years ago.  Not to worry - the value of the home you would like to buy is also not what it was 5 years ago.  All things considered, the time may be ideal for you to consider making the move.  Some things to to think about, though, are--is the move a necessity or are you just looking for a different location or amenities?  With mortgage rates at all time lows, a home purchase may be more affordable than you think.  Moving to a larger home may increase your monthly mortgage payment, but if you have a great deal of equity in you current property, that may offset the typical increase in you monthly payments.  In this "Perfect Storm" of historically low interest rates and the very attractive home prices, the time may be right to make a move.  Contact me

    The Town of Clinton is nestled in the hills of Hunterdon County, New Jersey. It is the ideal American small town and has brought both visitors and movie producers here for years. Several movies that have used the town as a backdrop include In and Out with Kevin Kline  and One True Thing  with Renée Zellweger and Meryl Streep.  A charming, historic shopping area, cherry tree lined streets and a river winding through it, makes Clinton a picture perfect village.

    Welcome to Historic Flemington and the county seat of Hunterdon County
    A town of contrasts, Flemington is best known for its outlet shopping center, Liberty Village, and for the large corporate stores along Route 202.  But it has another side that many travelers never see, which is the historic district along Main Street.  Over 60 percent of this fascinating mix of Greek Revival and Victorian buildings are on the National Register of Historic Places.

    Frenchtown is a quaint little town at the western end of New Jersey's State Highway 12, which cuts across beautiful, rural Hunterdon County. It is approximately 15 miles from Flemington due west through Kingwood Township and sits on the banks of the Delaware River. The well-known Uhlerstown Frenchtown Bridge at the edge of town, crosses the Delaware River to Uhlerstown and Tinicum in Bucks County, Pennsylvania. The first train came to Frenchtown February 4, 1853 and served the town for just about one hundred years. The former train station is now a café and the old railroad right of way is now a hiking/biking path known as the Riverside Trail and runs along the river all the way to Lambertville, NJ.

    The Borough of High Bridge, incorporated 1898, is located in the rolling hills of Northern Hunterdon County in western New Jersey.  High Bridge was named for a 1,300 foot long, 112 foot "high bridge" built by the Central Railroad Company across the South Branch of the Raritan River. It was too costly to maintain and was subsequently filled in with an earthen embankment, leaving a double-arch culvert for the river and Arch Street to pass through. Construction of the embankment began in 1859 and took five years to complete.
     
    Originally an "iron town”, High Bridge was host to the first ironworks in Colonial times. Solitude House, built in 1710, was the center piece of the Union Forge Iron Works which supplied cannon balls during the Revolutionary War...(read more)
     
     
    Califon Borough, some say originally named for California but shortened to Califon to fit on the sign at the town’s railroad station, is still a town small enough to forgo a traffic light.   Originally a stop on the High Bridge Branch of the Central Railroad of New Jersey, the rail line was abandoned in 1976 and now serves as part of the Hunterdon County administered rail trail known as the Columbia Trail.  The Borough was incorporated in 1918, is 1 square mile in size and has a population of 1,053.
     
    The South Branch of the Raritan River flows through town and vintage homes dot its shore.  Fishermen flock to Califon for the trout, but there's no fishing from one of the region's few remaining 19th century wrought-iron truss bridges located in the heart of the village...(read more)
